Peak windows in mixed-use buildings: what operators usually miss
Mixed-use sites in central Bangkok often look efficient on a monthly bill and chaotic on an interval chart. Retail opens early, offices crest mid-afternoon, and residential cooling climbs after dusk. A single building peak can hide three different stories.
Start by asking whether your meters follow tenancy or systems. A house meter that mixes lobby AHUs with retail tenants will never answer a landlord question cleanly. If submetering is incomplete, note that limitation in every chart you share — ownership deserves honesty about what the numbers can and cannot say.
We often ask operators to walk the podium during the suspected peak hour. The visit takes less than an hour and frequently reveals a food-court kitchen or an event hall that never appeared on the emailed schedule.
Once peaks are attributed, decisions get simpler: shift a rehearsal, reset a timer, or brief a tenant. The report does not need to invent solutions; it needs to make the timing unmistakable.
